So Your Roofing Customers Want Skylights. Here's What They Need to Know
Skylights can provide a home with plenty of natural sunlight. In fact, skylights allow more than five times the light into a home than standard windows, and in cases where the skylight can be opened, they can increase the air flow throughout the home substantially. And when they’re installed properly, they can accentuate a home’s curb appeal and make the home more attractive to prospective buyers.
For these reasons, the skylight is making a major comeback among modern homeowners with more and more roofing customers asking their contractors about them. But before you start cutting into your client’s roof to install their skylights, it is important for you discuss with your client all the different considerations they should keep in mind. Here’s what to inform your roofing customers about when they want skylights installed.
Is the Client’s Roof Suitable for Skylights?
Not every roof is suitable for skylights. Ultimately, whether a roof is suitable for skylights is determined by the roof’s construction and how the skylight can be affixed to the structure. Skylights need to be installed below the roofline and under the shingles, so the roof must be able to support the added weight of the addition.
If your client’s home has a stick-framed roof, then their roof is well-suited to support a skylight because the rafters are spread apart, which provides plenty of support for the skylight and the necessary room to install it. Unlike a stick-framed roof, truss-framed roofing systems are not designed for modification after installation. These types of roofs need to be kept intact to maintain their structural integrity.
What Type of Skylight Does the Client Want?
Many homeowners don’t realize that there are different types of skylights, so discussing their options with them will help ensure a more satisfied client. Skylights come in a wide range of sizes, but they are all separated into two styles – a fixed window that doesn’t open and a vented type that can be opened to allow air flow.
Fixed skylights tend to be more energy-efficient because they keep out moisture and they tend to have a lower risk of leaks. A vented skylight opens and closes with a manual crank mechanism or with a motorized mechanism. Both styles of skylights provide the home with increased sunlight, but the vented model allows fresh air into the home.
Skylight Location is Important
When it comes to getting the best results from a skylight, location matters. The skylight needs to be installed in a location where it can both light up a dark room and look aesthetically pleasing from the curb. It should also be installed on a part of the roof that allows for a pleasant view of the sky or the surrounding nature. Your client won’t like it if the view from their skylight is marred by power lines, a neighboring building, or some other unsightly view.
How the skylight complements the home’s windows and doors is also important. This is called the “fenestration layout.” The specific proportion, placement, and colors of the skylight should coordinate with the specific design elements on the home’s exterior. Thus, it is usually best to compare different skylight sizes and locations during the planning phase to help ensure the home achieves fenestration harmony.
Skylights Have Higher Maintenance Needs Than Windows
Your roofing client should be made aware of the fact that a skylight has higher maintenance needs than their standard windows. For instance, skylights need to be dusted regularly to help ensure optimum light keeps shining in. They also require an occasional deeper cleaning using warm water and a mild soap solution for the inside of the skylight and a power washer for the external side of the skylight.
Regular inspections by a certified roofing contractor should also be done to help reduce the risk of leaks. Should a skylight start leading, it is a problem that demands immediate attention because even a tiny leak will grow and spread very rapidly.
